Since its inception, Dez Capital has funded 681 mortgage loans across the GTA through our various lending programs. These loans range from single family homes to commercial projects. To date, we have funded over $174 Million into 205 construction projects (see map below) in the greater golden horseshoe region.
Our current mortgages funded to date is over $601 Million and continues to grow thanks to our team who offer nimble and viable mortgage solutions for our clients.

John joined Dez Capital in 2023. He is in charge of operations for the Dez Capital Mortgage Investment Fund. John processes all mortgage deals throughout their life cycle, from origination and underwriting to their eventual discharge. He works closely with management team to ensure all mortgages meet Dez Capital’s requirements.
John graduated from the University of Toronto with Honours Bachelor of Science focusing on Statistics, Computer Science, and Mathematics.

Ian joined Dez Capital in 2019 and currently works as a Senior Analyst for Real Estate Development. He is responsible for initiating, analyzing, and managing real estate development transactions throughout the Golden Horseshoe area. He also provides accounting support, assisting with financial report preparation and loan management.
Ian graduated from the University of Guelph with a Bachelor of Commerce (accounting) degree and is a member of Chartered Professional Accountants (CPA) Ontario.

Fariborz (known as FB), oversees and sets the strategic direction at Dez Capital as President. He is involved in multiple aspects of the business such as overseeing contractual agreements, identifying new opportunities and implementing sound corporate governance. His background includes a wide range of leadership experiences including founding, building, and exiting from a high-tech software company, and managing large complex construction projects and teams. FB began his career as an engineer with Ricoh in Japan and Nortel in Ottawa. In 1999, he co-founded and became CEO of Cloakware, a compiler technology company that attracted investment from Intel Capital and TD Capital. He led the successful deployment of Cloakware’s technology on millions of devices around the world. The company was sold to Irdeto – Naspers (JSE: NPN).
Following this, FB spent six years as COO of a large B.O.T (Build, Operate and Transfer) civil construction project employing 4,000 people at the peak of its operation. Within this project, he oversaw the day-to-day operations, including design, procurement, and financing of heavy machinery from inception to completion.
In 2013, FB co-founded Dez Capital Corporation with his two brothers with the objective of managing and growing his investment portfolio while offering their expertise to other like-minded investors.
FB has a bachelor’s degree in engineering physics and a master’s degree in electrical engineering from Queen’s University in Kingston, Ontario. He has a strong interest in clean technology and is also a Limited Partner at ArcTurn Venture Partners, a Toronto-based clean technology venture.

Faramarz leads origination including building and assessing new business opportunities, managing customer relations and customer account operations at Dez Capital.
Faramarz started his career with Andersen Consulting helping clients to streamline and improve their business processes. He joined Cloakware in 2000 as one of the senior business development team members and was instrumental in productizing and commercializing the company’s technology prototype. He led many key accounts and successfully promoted and sold the product worldwide to many international customers. He also developed and led product training and support systems that were integral to the company’s success.
Following this, Faramarz co-managed a business turnaround of a medium-sized company in the service sector. He brought it from insolvency to strong revenues and sustainability within two years. His accomplishments included implementing a strong information tracking system that enhanced decision-making and improved customer service, employee morale and profitability.
Faramarz has a P.Eng. designation and a degree in electrical engineering from the University of Toronto.
Foroud Fallah

Foroud is responsible for operations, process improvement and strategic decision-making at Dez Capital. He has led the implementation and commissioning of projects within both manufacturing and construction. His experience has focused on optimizing engineering and production processes, including the development of automation systems, wherein he was responsible for the programming logic controllers (PLCs), smart sensors and monitoring systems. He has also designed and implemented the automation of front-end and back-end systems, including network systems, in service and manufacturing sectors. Foroud has a very strong background in computing and analysis, technical assessments, and implementations; skills which are particularly useful when assessing various technologies.
Foroud has a degree in electrical engineering from the University of Western Ontario.

Ileana has over 20 years of experience in providing professional services across a broad range of finance areas including compliance, business process, and financial reporting.
She started her career in 1999 when she joined a European-based export company where she learned many aspects of the foreign trade industry.
Several years later, she switched industries to a start-up company, a supplier of personal protective equipment and infection control products where she oversaw accounting operations and was part of the original team of a soon-to-become booming business.
In 2004 Ileana returned to the foreign trade industry, working for a Toronto-based company with manufacturing in China, a supplier of home products for several major Canadian retailers. Her expertise shifted to multiple warehousing, inventory, import rules and regulations.
In 2014, Ileana joined Dez Capital Corporation in the position of Financial Controller. She focuses not only on managing and overseeing all facets of accounting operations, but also on regulatory, tax and reporting, informing and guiding auditors within the more specific aspects of private lending.
Ileana holds a degree in management from the University of Economic Sciences in Bucharest, Romania and is an active member of Chartered Professional Accountants (CPA) Ontario.

Linda joined Dez Capital in July 2014 and currently works as a Investor Relations Manager. Linda is responsible for communicating and providing updates to all new potential and existing investors, preparing investment presentations, and performing analysis for the preparation of monthly reports. She’s also responsible to processing all new and current investments from start to finish and assist in loan management.
Linda holds a diploma in business administration – advanced accounting from Centennial College. She spent over 7 years as an Account Service Representative at Royal Bank of Canada. Linda is determined and persistent in helping people reach their goals

Jungwon joined Dez Capital as a Fund Operations Specialist in October 2019. She is responsible for the daily administration of mortgage loans which includes preparing and maintaining mortgage documents, consulting with management, and liaising with brokers and lawyers to ensure each loan is handled diligently.
She holds a degree in accounting from the University of Ottawa (Ottawa, Ontario).
